Full home inspection

A home inspection is an objective, visual examination of the physical structure and systems of a home, from the roof to the foundation. Your home inspection report will include an evaluation of the condition of the home’s structural system, electrical system, heating, ventilation, and air conditioning systems, plumbing system, floors, walls, ceilings, and installed appliances. The goal of an inspection is to make the client more aware of the home's strengths and weaknesses.

Four point inspection

A 4-point Inspection is often required when obtaining a new homeowners insurance policy or renewing an existing policy. 4 Point Inspections cover the four main components of a residential property including the roof, plumbing, electrical, & HVAC systems. Homes over 15 years of age typically require a 4-point inspection report before most insurance companies will write a policy on the property.

The focus of the 4 Point inspection is to determine the approximate age and general condition of the four systems. Insurance companies typically require that the inspections be performed by a certified home inspector licensed in the state of South Carolina.

Wind Mitigation Inspection

A Wind Mitigation Inspection is an evaluation of the features of your home in regards to how well it may hold up in high winds. The insurance company will use the Wind Mitigation Inspection form to determine what insurance premium discounts your home might qualify for. The Wind Mitigation Inspection includes an evaluation of the Age of the Home, Roof Covering Age and Type, Roof to Wall Connection (hurricane clips or straps), Roof Deck Attachment, Secondary Water Barrier, and Opening Protection. Your insurance agent may recommend having this inspection performed when you seek a new policy or when you renew your insurance policy.
